In partnership with Cresa, Acumen successfully embarked on a series of strategic office expansions across various locations while navigating the complexities of leasing, relocation, and build-out management for a rapidly growing business with evolving needs.

Results

  • Washington, DC, 2023. Acumen sought to expand its existing office space from 35,000 SF to 41,000 SF. Cresa played a pivotal role in restructuring Acumen’s lease, securing significant savings through rent reduction negotiations and leveraging incentives from the District of Columbia’s Vitality Fund initiative. This resulted in Acumen effectively gaining an additional 5,500 SF at no extra cost throughout the remaining term. Cresa’s Project Management team facilitated the seamless build-out and relocation process.

  • Washington, DC, 2024. Building on its momentum, Acumen expanded its footprint by an additional 3,330 SF, bringing its total occupancy to approximately 44,000 SF. With this latest growth, Acumen now occupies the top three floors, solidifying its presence as a premier tenant in their building. Cresa was instrumental in managing lease negotiations and coordinating the expansion, ensuring alignment with Acumen’s long-term objectives.

  • Athens, GA, 2022-2023. Acumen ventured into new territory by establishing a 10,500 SF office in Athens, GA. Cresa provided comprehensive support, representing Acumen in leasing negotiations and overseeing construction management.

  • Sacramento, CA, 2022-2023. Similarly, in Sacramento, CA, Acumen expanded its footprint with a new 7,000 SF office space. Cresa’s expertise ensured a smooth transition, from lease negotiation to construction and relocation management.

  • Los Angeles, 2018 & 2023. Beginning with a 22,000 SF office lease in Los Angeles in 2018, Acumen’s growth trajectory necessitated a lease restructuring and relocation to a larger 45,000 SF space within the same building in 2023. Cresa’s guidance facilitated this expansion while optimizing space utilization and accommodating Acumen’s evolving needs.
  • Burlingame, CA (Headquarters), 2024. Currently, Acumen is collaborating with Cresa to strategize its headquarters requirement, spanning 150,000 SF, in Burlingame, CA. Cresa’s ongoing engagement underscores its commitment to tailoring real estate solutions that align with Acumen’s long-term vision and operational objectives.
