Market Insights

We are clearly in a landlord market as vacancy levels just breached 9%. There is continued positive demand for space and very little planned new construction. Rental rates continue to climb and concessions diminish. Dispite this, absorption is slowing down, perhaps because of the lack of decent choices in the market. Like a 0% unemployment rate, it's unrealistic to think our market can get that low. At some point we will find ourselves at a "functional" 0% vacancy. At 9% vacancy, we are approaching this bottom where, without new construction, our local market will not be able to meet additional demand for office space. Fortunately on the industial side, we are seeing several speculative projects under construction.
