Client Objectives

Lionsgate, one of the world’s largest independent television businesses, has steadily expanded its Santa Monica, CA headquarters since its acquisition of Artisan Entertainment in 1998. Following the assumption of Artisan’s lease, Lionsgate pursued a long-term strategy of consolidation at 2700 Colorado, growing its footprint through a series of expansions, lease extensions, and a sublease. Over two decades, this strategy resulted in control of nearly the entire building, encompassing approximately 210,000 square feet across 10 lease amendments.

In 2016, Lionsgate’s acquisition of Starz introduced a new priority: rapidly integrating operations into a single location to support business continuity and collaboration.

Results

During negotiations to secure the final 100,000 square feet in the western portion of the 2700/2600 Colorado Avenue complex, Lionsgate’s expansion plans were disrupted when ownership of the properties changed, eliminating the opportunity to complete the planned consolidation within the building.

In response, we pivoted quickly and negotiated an alternative solution at 2834 Colorado Avenue, a newly constructed property directly across the street. Starz has since relocated into the entire south building, and Lionsgate secured future expansion rights within the adjacent north building. As a result, Lionsgate now maintains a contiguous Santa Monica presence totaling approximately 270,000 square feet, preserving operational continuity while positioning the company for continued growth.
