Frederick Living’s team determined the need to assess the depth of the market for independent living, evaluate their financial options for potential growth, and Master Plan the entire campus. Cresa led the Master Planning team, and Phase 1 of the multi-phase project. This phase included the addition of 3 new buildings – Skilled Care, Welcome Center, and an Independent Living building:Results
The Cresa team successfully delivered three major facilities that modernized the campus and elevated resident care and engagement:
- Skilled Care - 30 new single‑bed units, renovation of 30 existing units into private rooms, a new ambulance drop‑off integrated into the site’s topography, and improved building connections to streamline nursing operations.
- Welcome Center - A 25,430 SF campus gateway featuring an auditorium, formal dining, café, classrooms, gift shop, and a direct link to new residential spaces—establishing a vibrant hub for community life.
- Independent Living Building - A 59,172 SF addition with 1‑ and 2‑bedroom units designed to maximize natural light, views, and terrain. The surrounding landscape incorporates rain‑garden stormwater systems and walking trails to enhance wellness and outdoor engagement.
