Transport and logistics service provider Blue Water Shipping needed a space that could accommodate the company’s rapid growth in Miami and combined its two locations into one functional facility. As their then-current space didn’t allow for expansion, they engaged the Cresa team to help them find a facility that:
- could retain employees and attract additional new hires;
- had a minimum of 30’ clear height in the warehouse for efficiencies; and,
- was in proximity to both Port Miami and Port Everglades.
BWS also sought help with finding a subtenant to occupy one of its locations that still had a remaining term on the lease.
Results
With the help of Cresa’s local industrial specialists, BWS consolidated its two locations into a unified space. Cresa was able to create a competitive environment among local landlords while aggressively negotiating on behalf of the client.
The team considered several options before ultimately settling on an 80,000 square foot facility with a newly constructed 32’ clear height. The space featured a rear load facility that the landlord converted into a turnkey build-out for the office/warehouse space. With this new facility, the logistics provider expanded its footprint in the market and strategically positioned its operations between both Seaports.
Cresa further assisted in finding a subtenant to takeover the remaining term on one of BWS’s former spaces. This timing lined up perfectly with the move-out and eliminated any concern of two financial obligations on former and new spaces.
