Client Objectives

The Cresa/DaVita partnership is one that dates back more than 20 years. In 1998 Cresa was awarded our first national project management assignment executing the development of DaVita dialysis centers across the Southwestern United States. In 2009 Cresa handled the company’s headquarters relocation with a team led by managing principal, Paul Herzog. The deep history and understanding of DaVita’s culture gave the team a running start, when it came time to develop a strategy to create downtown Denver’s only build-to-suit corporate campus. 

DaVita is currently the second largest office tenant in the downtown area. The headquarters continues to act as an iconic gateway into lower downtown.


In the fall of 2018 DaVita, expanded its headquarters by moving 1,200 employees into a space across the street at 16 Chestnut. DaVita is occupying floors eight through 19, approximately 80 percent of the 430,000 SF building. Taking up such a large percentage of the space gave DaVita leverage to control the design process to completely suit their needs. The green roof on the 12th floor will double as a private event terrace and “party pad” for employees and their nonprofit partners. They also received a private entrance and elevator bank separate from the main entrance, so even though the space is divided, it truly feels like their own.
