Q2 2025 Philadelphia Industrial Market Report

Leasing activity in the industrial sector pushed higher in the second quarter, more than doubling the amount of square feet transacted from the first quarter. Despite overall positive net absorption for the Philadelphia region, vacancy rates for Class A industrial space increased to 8.6%, driven by newly delivered inventory outpacing demand.
