Gregg Cohen is a Principal in Cresa’s New York office and one of a select number of specialists in the city who works exclusively for tenants — never landlords. That distinction isn’t just a business model. It’s a guarantee that every analysis, every recommendation, and every negotiation is entirely in the best interest of his clients.
Over the course of his career, Gregg has helped more than 110 companies lease over 1.1 million square feet of office space in New York City and across the United States. His clients are CFOs, COOs, Directors of Finance, Managing Partners and Heads of Real Estate who come to him at a critical inflection point — a lease expiring, a business evolving, and a market that has changed dramatically since they last negotiated. They leave with materially better terms, significantly reduced costs, and a clear-eyed understanding of a market that landlords prefer tenants never fully see.
What separates Gregg from a traditional broker starts with where he came from. Before commercial real estate, he spent years as an equity sales trader covering the alternatives sector — working directly with hedge funds and institutional investors. That experience gave him an instinctive understanding of how sophisticated organizations evaluate risk, structure decisions, and measure outcomes. It’s a lens most brokers don’t have, and his fund and financial services clients feel it immediately.
He also co-leads Cresa’s New York Law Firm Practice Group, bringing deep firsthand knowledge of how law firms of all sizes think about space, growth, and costs. From Am Law 200 firms to boutique practices opening their first New York office, Gregg understands the operational and cultural pressures that make real estate decisions uniquely complex for legal organizations.
Across both worlds, his approach is the same: a rigorous lease review to surface rights clients didn’t know they had, a proprietary sublease tracking index to uncover deeply discounted opportunities, and a mark-to-market analysis that gives clients an independent read on real rents — so they never sit across from a landlord without knowing exactly where they stand.
