Q3 2025 Edmonton Office Occupier

Vacancy remained flat for the third quarter only increasing by 0.01% to 17.99% for the Greater Edmonton Area. Market trends show that suburban office vacancy continues to fall year over year, while downtown office vacancy continues to rise and we expect these trends to continue into the new year. Though many tenants are not locating to the downtown core, the announcement by the Province of Alberta mandating employees back to the office beginning in February 2026 could potentially breath some life back into the core.
