Client Objectives

Dicalite needed to expand its headquarters to support growth and better reflect its brand. The original space was taken as-is, so customization was never possible. The project had to be completed while the team remained onsite, within budget, and without a long-term commitment due to anticipated future growth.

Results

With a significant lease term remaining, we leveraged both Transaction and Project Management to set clear budgets and timelines early. After an RFP process, the architect designed within these parameters. Cresa sourced the full team — engineer, contractor, furniture, and IT/AV vendors — through industry expertise and competitive bidding.

We were able to identify contiguous space within the building that the landlord had finished as a spec suite and that could accommodate our expansion needs. The square footage under lease was increased by 80% and importantly, we phased the construction and joined the space later in the process such that disruption was minimal. Through strategic negotiations, Cresa reduced the landlord’s administrative fee from 5% to 1.5%, saving the client $30,000 on the lease.
 
In addition, the architect’s branding team was able to introduce design elements into the space that truly spoke to the business of Dicalite. The space now features their products in action throughout, as well as graphics of production facilities from around the globe.
