Cresa Represents Hall Prangle on 28,827 SF New Relocation to 10 S. Riverside Plaza
CHICAGO (May 11, 2026) — Cresa announced that Hall Prangle, LLC has signed a lease for 28,827 square feet at 10 S. Riverside Plaza in Chicago. The firm will relocate from 200 S. Wacker Drive to the 12th floor of the recently renovated property, with a planned move in the first half of 2027. The long-term lease includes flexibility that allows Hall Prangle to adjust its footprint over time as its space needs evolve.
Cresa Principal Michael Marrion and Vice President Jake Wright represented Hall Prangle in the transaction. Ownership at 10 S. Riverside Plaza, a joint venture between Hines and LaCaisse, was represented by CBRE’s Kelsey Schieve and Kelsey Morgan.
The move reflects a continued shift among occupiers toward high-quality, amenity-rich buildings that support evolving workplace strategies and employee experience. Within the legal sector in particular, firms are becoming more intentional in how they use space, often reducing overall footprints by consolidating into more efficient, higher-quality environments, according to Cresa research.
“Hall Prangle approached this process with a clear vision for how their workplace should function moving forward,” Marrion said. “10 S. Riverside offered the opportunity to secure highly efficient space in a recently repositioned building, along with the flexibility to scale over time as their needs evolve.”
Hall Prangle cited the ability to optimize its footprint and take advantage of recent building upgrades as key drivers behind the decision.
“We’re excited about this next chapter for our firm,” said Jacob Goldstein, Managing Partner at Hall Prangle. “This move positions us in a modernized space that better reflects our culture and supports how we collaborate and serve our clients, both today and in the future.”
The transaction comes at a time when Chicago’s office market continues to evolve, with investment and leasing activity increasingly concentrated in trophy and renovated Class A buildings. As new office construction has slowed significantly, capital has shifted toward repositioning existing assets, creating a new generation of upgraded buildings competing for tenant demand, according to Cresa research.
“Law firms today are taking fewer, more deliberate real estate actions—but when they move, it’s with purpose,” Wright said. “With renovation effectively becoming Chicago’s version of new construction, Hall Prangle saw an opportunity to secure high-quality space with the flexibility to adapt over time while still delivering a strong workplace experience.”
Average asking rents across downtown Chicago reached $46.64 per square foot in the first quarter of 2026, with top-tier properties continuing to command a premium as tenants prioritize quality, location, and amenities.
10 S. Riverside Plaza is among a growing set of renovated office properties benefiting from this flight-to-quality trend, attracting tenants seeking upgraded environments without the timeline and cost associated with new construction.
