Cresa Represents Growvana in Lease of 120,000 SF Batavia Distribution Facility
CHICAGO (Oct. 19, 2026) — Cresa announced today that it represented Growvana, a full-service e-commerce agency and operational infrastructure provider, in the lease of a 120,000-square-foot distribution facility at 1047–1051 Douglas Road in Batavia, Illinois.
The new facility will allow Growvana to consolidate two warehouse locations into a single distribution operation supporting the company’s continued growth across sourcing, e-commerce and product distribution. The location also provides the specialized fire suppression infrastructure required for aerosol product storage.
Cresa’s Marcus Cook and Patrick Kobilca led the real estate strategy, conducting a broad market search and creating competition among ownership groups to improve the overall economics and structure of the transaction. Cresa also coordinated with Growvana’s fire protection consultants early in the process to evaluate each shortlisted property against the company’s technical requirements.
“We had outgrown the way we were operating across two warehouse locations,” said Rohan Thambrahalli, Founder of Growvana. “Bringing everything together under one roof gives us a stronger foundation for growth, while the facility’s infrastructure supports the specific needs of our products. Cresa helped us move quickly and find a structure that gave us both flexibility and room to scale.”
The transaction includes a multi-year lease term at a rate below prevailing market comparables, an initial rent abatement period. Growvana will occupy the full facility on day one while phasing in its rent obligations over the first year, helping align occupancy costs with the company’s operational ramp and avoid overlapping rent obligations.
“Growvana needed immediate access to the full facility, but it also needed flexibility in how the costs ramped over time,” Cook said. “The final structure addressed both needs while giving the company a unified distribution platform for its next phase of growth.”
The agreement also includes a landlord-funded tenant improvement allowance and substantial landlord-funded fire suppression upgrades, minimizing Growvana’s upfront capital investment. Link Logistics is the landlord.
“Requirements like aerosol-storage capability can significantly narrow the available options for an e-commerce and distribution user,” Kobilca said. “By bringing the technical consultants into the process early and creating competition among ownership groups, we were able to identify the right facility and build a deal structure around Growvana’s operational and financial objectives.
