Client Objectives

  • Chicken of the Sea was co-located with major corporate offices in San Diego and Los Angeles
  • With the San Diego lease nearing expiration, the client determined it was time to bring the two locations together in order to eliminate duplication and increase synergy between Chicken of the Sea’s business groups

Results

  • Chicken of the Sea engaged the Cresa Consulting Group (CCG) to complete a site selection study and CCG determined that El Segundo was the optimal location for the new headquarters
  • Cresa’s Transaction Management team identified a free-standing single tenant building within a Class A office project and was able to negotiate a significant tenant improvement allowance for a complete overhaul of the site
  • CCG interviewed key stakeholders in the company and determined an optimal workplace design that would support the needs of all Chicken of the Sea employees
  • Cresa’s Project Management team managed all aspects of the construction and relocation to ensure a cost-effective tenant improvement build and transition from their existing sites
