Freestanding MOB Goes for Nearly $5M in Carlsbad

A freestanding 6,350-square-foot medical office building in Carlsbad, CA has traded hands for $4,845,000. The buyer was an entity named, 2020 Cassia, while the seller was Midwest Investment Properties, LLC.

Located at 2020 Cassia Rd., the building is currently divided into three suites, each with their own exterior entrance. The building is slated to become a future Otolaryngology office, offering medical and surgical treatment of ear, nose and throat disorders in adults and children.

Cresa Global’s Simon Terry-Lloyd represented the buyer. Colliers International’s Amy McNamara and Ryan Foley represented the seller.

McNamara says, “This sale represents a rare opportunity to purchase a freestanding owner-user medical building. Medical offices are in high demand and there are limited existing sites of this caliber in North San Diego County.”
