With his accomplished record and seasoned career as a financial professional, directing both high-growth enterprises and established businesses, Tim Hedke, a Senior Vice President at Cresa Washington DC, specializes in servicing the real estate needs of users within a variety of industries. Professional Experience

Tim began his career serving as a Staff Accountant for Institute for International Research and advanced to Junior Controller of Huthwaite within his first year while managing the balance sheet and preparing 10Q and 10K reports for the CFO. Subsequently, he joined the Internal Revenue Service as Revenue Agent and was nationally recognized for outstanding achievement. With this proven success, Tim worked directly with clients for McGladrey, LLP as Audit Senior where he oversaw risk management, planning and analytical analysis while assisting clients comply with the provisions of Sarbanes-Oxley regulations. Tim’s ability to effectively assess and exceed expectations for his clients then earned him the title of VP of Finance, Corporate Controller and Secretary at XOS Technologies, Inc. where his work included management of the administration and financial operations of the sport technology company whose more than 480 clients represent hundreds of teams covering the NFL, NBA, WNBA, NHL, MLB, NASCAR, CFL and NCAA amongst others. As Vice President and Treasurer of Advance Publishers, LC, Tim directed all financial operations encompassing accounting, financial reporting, budgeting and the improving cash position while working alongside the CEO on an exit strategy whereby he sold the company for 3x the return by improving profit margins by 10%. As Vice President of Finance, Corporate Controller and Secretary of XOS Digital, Inc., Tim secured a new $20M credit facility while working with the divisional president in the integration of two companies.

Most recently, Tim served as Chief Financial Officer, Vice President and Secretary for Naylor Association Solutions in McLean, Virginia, where he was instrumental in providing the strategic vision and tactical execution to enhance revenue growth and profitability while directing the accounting, collection, administration and production functions. He led capital market initiatives and investor relations while Naylor purchased four companies, increasing shareholder value, which subsequently resulted in selling to new equity owners and recapitalization of debt facility to ensure sufficient financing for future growth.

Leveraging this proven track record and robust financial knowledge, Tim has embarked on a new career as a commercial real estate advisor equipped with a diverse but focused career as an adept financial manager and experienced leader of change underscored by his core competencies: Strategic Planning, Corporate Accounting, Budgeting, Financial Analysis, Auditing, Acquisitions, Investor Relations, Sarbanes-Oxley Compliance, and IT Management.
