Client Objectives

The National Democratic Institute (NDI) is a non-profit, non-partisan, non-governmental organization that has supported the democratic institutions and practices in every region of the world for more than two decades. Since its founding in 1983, NDI and its local partners have worked to establish political and civic organizations, safeguard elections and promote citizen participation, openness and accountability in government. NDI is headquartered in Washington, District of Columbia, with offices in more than 60 countries.

After an extensive interview process, the National Democratic Institute selected Cresa Washington DC as its real estate advisor. NDI was occupying five floors in a building built in 1973 which had undergone only minor capital improvements. NDI's goals were to create a more collaborative work environment, allow all employees access to natural light, provide a "home base" for the NDI field employees and establish a new long-term presence all while mitigating their future expenditures.


Cresa led NDI through an extensive strategic plan and survey of the market. After multiple tours of possible sites, six buildings were eventually selected for further evalution. Cresa created a competitive environment between all six ownership entities and negotiated proposal documents for each site. After test-fitting four final buildings, 455 Massachusetts Avenue, NW, was chosen based on aggressive pricing, a large concession package and the efficiency of the building. Cresa then finalized the letter of intent and negotiated the lease document in conjunction with NDI's counsel.

Cresa Washington DC Project Mangement managed the construction of the new office space to ensure that the budget was met and the project was completed on time. NDI moved into their new home in September of 2011.

455 Massachusetts Avenue, NW, is a brand new office building in a vibrant, new Washington neighborhood. NDI will occupy two ad one-half floors with an interconnecting stairway to increase collaboration. It will provide NDI with the most up-to-date mechanical systems while maximizing access to natural light. The building provides a tenant-only fitness center, a roof-top deck, a tenant-only conference room and on-site parking for employees. Lastly, the first two years of occupancy (including relocation costs) at 455 Massachusetts Avenue, NW, will provide NDI with a lower annual aggregate occupancy cost than what they were paying at their previous location.
