Client Objectives

French-based Ipsen SA desired a real estate partner to assist its U.S. subsidiary, Biomeasure, in locating a premier research and development facility in Greater Boston. Following a lengthy due diligence process, Ipsen selected Cresa Boston to help locate its new facility. Ipsen’s key criteria in selecting a building included both a location that would help in the recruitment and retention of talent and a state-of-the art office and lab facility with the capacity for first-generation build out to satisfy Ipsen’s specific needs.

Ultimately, Ipsen and its team selected 650 East Kendall Street, Cambridge, as the site of its new U.S. research center. This building, situated adjacent to MIT in the heart of Kendall Square, provided Ipsen with a highly desirable location to help with employee recruitment, a custom-built premises, and financially competitive deal terms.

Highlights of the real estate process included:

  • A region wide evaluation that included demographic, facility, transportation/commuting, quality-of-life and financial analyses of viable submarkets
  • An orchestrated engagement of the East Cambridge real estate market, narrowing the team’s focus to three (3) viable options
  • Development of a bona fide “horse race” between two similarly qualified buildings
  • Leveraging of Ipsen’s credit for enhanced concessions and base-building improvements to support Biomeasure’s infrastructure needs;
  • Finalizing of a lease document that provides for one year of free rent, below market economics, and most-favored nations’ status
