Allegro with a new HQ – a record deal in Poznań

Allegro, the most popular shopping platform in Poland, has signed a lease for 26,000 sqm GLA of office space (24,600 sqm NLA) in Poznań’s Nowy Rynek complex, whose developer and general contractor is Skanska. The contract has the option of further expansion to 29,700 sqm. This is the largest transaction in the history of the Poznań market. With this deal completed, Allegro has taken a total of 44,300 sqm of office space in 2020, which marks one of the largest lettings in Poland (apart from the headquarters in Poznań, the company has leased 16,200 sqm of new offices in the Norblin Factory in Warsaw and 2,100 sqm in the Lubicz Business Centre in Kraków). The tenant was represented during the negotiations of all the lease agreements by international real estate advisory firm Cresa, with legal support from the KM Partners Komorowska Michaliszyn law office. SQMetre was responsible for the project management.

Allegro is an online shopping platform that was founded in 1999. It is Poland’s most favourite shopping destination. Today over 20 million shoppers a month visit the site while over 125,000 companies base their businesses on the platform. Allegro has its headquarters in Poznań and also has offices in Warsaw, Toruń, Wrocław and Kraków. Currently, the company employs over 2,500 people. In October, the company made its debut on the Warsaw Stock Exchange.

The new head office of Allegro in Poznań will span ten floors of building D of the mixed-use complex Nowy Rynek. Some space will be dedicated to a kindergarten for children of the firm’s employees and a conference centre. Allegro will relocate from the Pixel building to Nowy Rynek D in phases, starting from June 2021.

Nowy Rynek is a multiphase project that will consist of five mixed-use buildings at full build-out and provide a total usable area of 100,000 sqm. Its unique feature will be a marketplace located inside the complex. It will be more than just a workplace – it will also provide a space for relaxation and entertainment. The project will also include green islands, street furniture and greenery to make meetings and recreation more enjoyable.

Building D, into which Allegro will move, is under construction at a junction of Wierzbięcice and Wujka streets. It will provide approximately 39,000 sqm of office space, and Allegro will be its anchor tenant. The office building is scheduled for delivery in the second quarter of 2021.
