In the final quarter of 2022, the Edmonton office market continued to experience vacancy pressure as total vacancy increased slightly to 19.66 percent, which is an increase of half a percent from the previous quarter. Net absorption for Q4 calculated at approximately negative 160,000 square feet for the greater Edmonton area.

Closing out Q3, the downtown market’s overall vacancy was 18.75%, rising slightly from 18.53 in Q2. The Financial vacancy increased slightly to 18.38% from 18.35%. Government vacancy increased to 19.73% from 18.99%. This represents about 80,000 square feet of additional space available downtown.

Vacancy continues to fall, dropping to 3.5% in Q3 2022. This is the eighth consecutive quarter with positive absorption in the market.

The vacancy rate has fallen slightly from Q1 to 4.29% mainly due to build-to-suit transactions and sales. Supply is becoming tight resulting in developers investing in future land development.
