The commercial real estate market in Montreal has never been so vibrant. Local businesses continue to expand and outgrow their premises and foreign companies are gravitating to the Greater Montreal Area (the ‘’GMA’’) to benefit from the relatively low occupancy and labor costs in comparison to Toronto and Vancouver. As the market begins to tighten disproportionately across Montreal submarkets, tenants require tenant representation more than usually in order to have complete market knowledge of bottom line leasing conditions and inducements in order to create leverage in their negotiations. Some newly renovated building options offer particularly good price /value for tenants willing to relocate.
