Client Objectives

CRDF Global is an independent non-governmental organization (NGO) authorized by the United States
Congress in 1992 to promote international scientific and technical collaboration through grants, technical
resources, training and services.

CRDF Global hired Cresa Washington DC to develop and implement a strategic real estate plan. The process started with an evaluation of the current space which was inefficient and tired. Additionally, the building’s mechanicals were built in 1990 and found to be inadequate.


Cresa developed a strategic plan taking into consideration CRDF Global’s concerns, requirements and
aspirations for the organization’s future. This was followed by a site selection process that uncovered
four “finalist” buildings; each successfully satisfied growth requirements, mitigated costs, and maximized
efficiency while creating a more enjoyable work environment. With Cresa’s assistance, CRDF Global was then able to negotiate each option to see which provided the most ideal outcome. 1776 Wilson Boulevard was chosen because it was 4.43% more efficient and allowed all employees to be on one floor while enjoying the benefits of a new LEED-Platinum certified building which included a brand new HVAC system, 9’4” ceiling heights, more natural light, a tenant-only fitness facility and an expansive rooftop terrace.

By providing a consultative approach with a unique focus supported by a complete array of integrated
services and competitive platform for negotiations, Cresa led the tactical execution of a real estate solution that mitigated costs, improved operations, and enhanced performance in the workplace while keeping the project on budget.
