With a lease about to expire, the law firm of Carter, Conboy, Case, Blackmore, Maloney, & Laird, P.C. hired Cresa Albany to explore options at its current site as well as alternative locations in the regional market.
During the space programming analysis, Cresa Albany quickly determined that the client was leasing as much as 3,000 more square feet than it needed. A market search identified eighteen potential new locations that would meet the firm’s space needs.
Cresa Albany used a customized Request for Proposals (RFP) process to provide the client with multiple, competing market-rate offers. The RFP process, along with Cresa Albany’ negotiating expertise, helped the client save more than $120,000 over a new lease term in their current space. The landlord also agreed to redecorate the client’s suite & common lobby as well as a give back of 1,685 square feet with a window every three years to reacquire it should they need to expand.
