Client Objectives

Prior to enlisting Cresa Albany, Behan Communications had already begun the process of finding new office space. They had narrowed their options down to a few qualifying sites, but discovered the complexities and time commitment of commercial lease transactions. The client retained Cresa Albany to represent and assist in the facilitation of the transaction.

Results

The client’s current spatial requirements were identified by evaluating the dimensions and configuration of their existing space. Since both site options involved complete renovations, pinpointing the correct spatial needs was critical on both an economic and operational level.

To create a competitive playing field, ensure a market transaction, and portray a full economic picture of both site options, Cresa Albany prepared and submitted a Request for Proposals (RFP) to the owners of the qualifying sites, which incorporated the client’s required transaction terms. Cresa Albany completed a full transactional and financial analysis of each of the RFP responses.

In addition to the final site transaction negotiations, Cresa Albany’s design division was retained to provide final floor plans, finish selections, and millwork details. Construction scope and materials were also reviewed to ensure that the final product met the client’s expectations.
