And the Deal of the Year awards go to…

The winners, chosen in five categories of commercial real estate, were:

Office — Lease of 70,500 square feet to UW Hospital and Clinics for administrative services at 301 S. Westfield Road. The 18-month transaction consolidated two UW locations into one, housing eight business units.

Retail — Relocation of Amazon.com’s Shopbop, an online fashion retailer, to 200,909 square feet at 1245 and 1301 E. Washington Ave., in one of the largest leases in Madison in the past 10 years. The former Gisholt manufacturing building, owned by the Mullins Group, was converted to an office/distribution facility during an extensive remodeling.

Industrial — Relocation and expansion of Ale Asylum to a 50,000-square-foot space for a new brewery, tap room and restaurant at the corner of Packers Avenue and International Lane, in a rare build-to-suit lease transaction. CSI Construction is building the facility and will own it. More than 50 jobs are to be created when it opens later this year.

Investment — Disposition of Park West 1, a 50,926-square-foot building in receivership at 406 Science Drive. Despite building occupancy of only 40 percent, an investor was secured to buy the building, which also saw capital improvements to common areas to seal the deal.

Land — Sale of land at 410 Grand Canyon Drive for construction of a pharmacy and grocery store. The deal involved simultaneous closings between Sara Investment Real Estate, CVS Pharmacy, Gordon Food Service and Lucky Redheads, owner of an adjacent former gas station.
