Netherlands

Welcome to Cresa Netherlands
Thank you for visiting the web page of the largest real estate advisory firm specializing in tenant representation in The Netherlands. We serve our clients throughout the country from our offices in Amsterdam, Rotterdam, Utrecht, The Hague, Eindhoven and Groningen.

Since our founding in 2011, Cresa has grown to become the market leader in tenant representation firm in the Netherlands.

Our Advantage
Since Cresa Netherlands exclusively represents tenants, not landlords, we avoid potential conflicts of interest. Our 100% focus on the tenant clearly distinguishes us from the traditional dual agency firms in the Netherlands. Our teams of seasoned property professionals provide our domestic and international clients with non-biased, integrated corporate real estate services.

At Cresa we have the flexibility to scale our services to provide the necessary resources the implement solutions, ranging from a one-time local rent negotiation to managing all aspects of a complex real estate portfolios. Our teams are service driven, not deal driven. Therefore, our clients, with portfolios ranging from 300 sqm to 60.000 sqm, typically view us as an extension of their staff.

Our Market
The property market in the Netherlands was severely hit by the financial crisis in 2008 and the economic recession that followed. Vacancy rates have exploded to 18-30%. The fragile recovery is not likely to improve the structural problems in our office market in the years to come. It will remain a tenant market.

The Dutch property market remains a local market. Cresa, therefore, operates from 6 offices throughout the country: Amsterdam, Rotterdam, Utrecht, The Hague, Eindhoven and Groningen. Vacancy rates and market conditions vary widely between and within cities.

Taking advantage of the favourable market conditions is not easy for tenants, since the Dutch property market is far from transparent. Landlords and their agents do not show their hand and will do everything to protect their financial position. Only insiders have access to the world of information that lies behind quoted asking rents.

It is for his reason that tenants are well advised to team up with Cresa Netherlands. As tenant-only advisor, our interests are always aligned with our clients. Together we achieve savings of 20-45%. Our teams are used to working in an international environment.

Our Services
At Cresa, we have the flexibility to scale our services to provide the resources necessary to implement solutions, ranging from a one-time local real estate transaction to managing all aspects of a global real estate portfolio through our comprehensive services platform.

Our services include Transaction Management (acquisitions and dispositions), Project Management, Portfolio Strategies, Analysis of Service Charges, Strategic Planning and Capital Markets. Our clients have portfolios ranging in size from 3,000 square feet locally to 12 million square feet globally.
