Client Objectives

  • The Regional Law Firm leased approximately 17,000 SF on the 25th floor of the Fifth Third Building downtown Nashville. Due to unfortunate circumstances from their previous broker their previous expansion could only take place on a non-contiguous floor (21st floor) -5,000 SF
  • The premises became bifurcated on the 25th and 21st floors
  • With the lease term 3.5 years away Cresa was hired to find a solution

Results For The Client

  • Over the subsequent 2 years Cresa worked with the executive committee and begun negotiating with the Landlord to develop possible scenarios that would allow our Client to expand/extend and consolidate the premises while renovating the space
  • Cresa leveraged other opportunities to move from the building at the end of term
  • A third-party lease (another Law Firm) was involved as they would have to give up space to accommodate a deal with the current Landlord
  • Planning of the space, budgeting of the project, and consolidation of the team was handled by Cresa
  • Approximately 28 months after engagement an expansion, extension and consolidation was executed that brought the firms team together on the 25th and 26th floors
