St. Louis Q2 2019 Market Report

Strong demand for office space continues in Clayton, Cortex, and parts of West County. While overall absorption was slightly negative, expansion in the healthcare, biotech, and other professional service sectors continues to drive demand for new product. Absorption figures should get a boost once projects like Centene Center, Ballpark Village, and The Foundry in Cortex are completed and occupied. 

The industrial market remains healthy, but larger sized deal activity tapered off in Q2. The most notable large transaction deal was Amazon’s completion of its new fulfillment facility in St. Charles. Steady interest continues in Fenton with 1st Phorm’s recent announcement to erect a new 182,000 SF building. Overall, 
ample inventory exists for users in the 30,000 - 100,000 SF range.
