Client Objectives

GMA Garnet’s objective was to upgrade to larger and more modern premises for the benefit of their staff, whose numbers were increasing. Issues included a 2 year lease tail of their existing premises, which needed to be mitigated.

Results

LPC Cresa Tenant Advisory undertook a comprehensive search of the Perth CBD market and shortlisted a number of suitable options. Through detailed negotiations agreement was reached at 108 St Georges Terrace on terms that reduced GMA Garnet’s annual costs even when compared to their existing smaller tenancy. The new premises were partly fitted out, however GMA required significant changes and additions and were guided through this fitout project by LPC Cresa Project Management.

In addition to the above, LPC Cresa found a sub tenant for GMA Garnet’s former premises with a commencement date within one month of the rental commencement date of their new lease, thereby significantly mitigating double rent costs for the client.
