Cresa is seeking a self-motivated Financial Analyst to join our growing Construction and Real Estate Project Management team in the greater New York City area. The Financial Analyst will be responsible for managing the budgets and financial reporting for construction projects varying in size from <$100,000 to >$10,000,000. This person will also manage the cash-flow and invoicing process for these projects, as well as support the leadership team with internal reporting on staff and client billing. This analyst will be in direct contact with both client financial team members as well as Cresa leadership and accounting. This role requires a proactive approach and an ability to collaborate with various team members on various projects in a fast-paced environment.

Essential Duties and Responsibilities

The responsibilities of the Financial Analyst will include, but are not limited to:

  • Support project management leadership on all projects and assignments
  • Responsible for budget management and reporting on a monthly and/or quarterly basis per project
  • Advise and assist project management leadership on initial budget creation with historic pricing information
  • Assist in the development of vendor contracts
  • Manage budget and contract changes
    • Coordinate with project manager on overall budget status
    • Review, align, and track financial changes as well as resulting change orders
    • Track and report budget risks
  • Prepare and maintain individual project cashflows as required by the client
  • Manage and report on invoicing on a per project basis
    • Manage the approval process
    • Track invoice status
  • Serve as point of contact for client financial team
  • Assist Cresa leadership with annual financial plan development
  • Manage and track Cresa billing process to client
  • Proactively build relationships with clients to drive successful project completion and promote business growth

Experience, Skills, and Attributes

  • Bachelor’s degree in business administration, finance, accounting, construction management, or equivalent
  • 3+ years of real estate or construction financial management (or similar) experience
  • Advanced computer skills, proficient with Microsoft Office suite and expert knowledge of Excel
  • Experience using Smartsheet is preferred
  • Familiarity with real estate, construction, architectural drawings, and/or construction budgeting is ideal
  • Proven experience setting best practices for real estate and construction oriented financial reporting
  • Excellent analytical, organizational, communication, and collaboration skills
  • Process oriented with the ability to work cross collaboratively on multiple projects with varying deadlines
  • Excellent time management skills with strong attention to detail
  • Must be a motivated self-starter with the ability to establish goals and objectives
  • Advanced problem-solving capabilities are essential
  • Ability to work well under pressure and adhere to deadlines on a regular basis
  • Possess a "client first" mindset with excellent interpersonal skills to successfully interact with clients and project teams
