Transaction Manager

The Transaction Manager will manage a high volume of transaction activity of a variety of existing client real estate requirements/transactions, including office, industrial and retail projects. This person will interact directly with landlords and business unit stakeholders in their engaged transactions and provide strategic and tactical advice, oversight, support, guidance and expertise to the clients, support teams and outside contractors/advisors. Additionally, ensure efficient and appropriate execution of the transaction business in compliance with all pertinent company and regulatory standards and requirements while implementing strategies and initiatives pertaining to leasing real estate activities to align department and company strategy, goals and objectives.
Responsibilities
- Manage from start to finish a variety of existing client real estate requirements/transactions including new leases, renewals, relocations, expansions, subleases, etc. This person will work closely and support the Cresa account/client leader in all aspects of the transaction duties.
- This person’s specific responsibilities will include production of a large variety of analyses and relevant documents, including but not limited to: property surveys/tour books, engagement agreements, market comparable reports, Requests for Proposals (RFPs), letters of intent (LOI), lease proposals, property surveys, general correspondence, lease analyses, and financial analysis.
- Execute multi-market acquisition & disposition of direct and serviced offices
- Coordinate with selected market co-broker, conduct onboarding and ensuring level of service quality is maintained
- Understand and prepare Financial Analysis including comparative and sublease recovery
- Manage flow of documentation and communications between client, account team, extended team including local co-broker, consulting, project management, facility management, lease administration, etc.
- Track and report upcoming lease expirations and other critical dates
- Maintain weekly / monthly real estate activity status report
- Assist in all facets of proposals and lease negotiations and monitor lease expirations.
- Schedule and conduct site and property tours.
- Interface with both clients and other brokers.
- Source and manage third party brokers/service providers where required.
- Manage CRM and closely track all transaction activity, prepare commission invoices, manage input into SalesForce, and commission forecasting.
- Executes on multiple ad hoc projects as assigned and represents the team on cross functional teams as needed.
- This role will not involve new business development/client generation.
- Other duties as assigned.
Requirements
- Candidate to have or be in the process of obtaining Oregon Real Estate License
- Experience in commercial leasing and transactional work required:
- 5+ years real estate portfolio and/or transaction management
- Must have excellent communications skills and the ability to write and edit
- Enjoy working in a highly collaborative group setting and a willingness to work with others in various states
- Must also have good verbal skills in greeting clients and dealing with vendors, brokers, etc.
- Must have excellent technology skills: Microsoft Excel, Microsoft Word, Microsoft PowerPoint, Salesforce, Costar, Smartsheet
- Exceptional organizational skills
- Process oriented skills
- Ability to work on multiple projects with multiple personnel and multiple deadlines
- Ability to work well under pressure and adhere to deadlines are skills utilized on a daily basis
