Client Objectives

Since 1954, Loram, based in Hamel, Minnesota, has been distinguished as a leading supplier of railroad track maintenance machinery and services in North America and around the world. Loram occupied an existing 65,000-square-foot office/manufacturing facility and desired to double its size. As owners of the site and adjacent acres of land, Loram sought Cresa’ guidance on developing a strategy that melded its expansion needs with its commitment to sustainability.

Result

Cresa provided Project Management services for 146,000 square feet of renovations and new construction. The project involved a complicated city approval process, with Loram requesting two variances, but was effectively managed from concept to completion in 30 months. It is slated to receive Silver LEED certification from the U.S. Green Building Council, which provides verification that a project meets the highest green building and performance measures.

Loram’s Green Features include:

  • 30% Reduction in water use using low flow faucets, dual flush toilets, and low flow shower heads
  • 14% Improvement in energy efficiency using energy recovery units and high efficiency mechanical equipment
  • 95% Waste diversion by separating construction waste, then recycling those materials which would otherwise have gone into a landfill
