The Melville office of Cresa tracks office space trends in the Long Island markets of Nassau and Suffolk Counties.  Melville straddles the Nassau/Suffolk county line, making it an excellent location to cover the entire island. This suburban market area includes more than 60 million square feet of office space as well as the second largest Industrial Park in the country (Hauppauge Industrial Park). Within the two counties lie four main office hubs; Lake Success/Great Neck, Garden City/Uniondale, Melville and Hauppauge.

Our office specializes in Tenant Representation including Lease Expansions, Renewals, Re-negotiations, Site Selection, Sales and Dispositions.  The Long Island area has a diverse mix of business activity including a significant presence of companies and institutions in the fields of banking, law, finance, education, healthcare, defense, technology and other professional services. 

Nassau County’s close proximity to New York City make it a favorite geographical target for Fortune 1000 Company’s administrative and branch office locations. Long Island is a mature market with little new development land available. This is especially true for Nassau County. Vacancy rates on the Island have risen considerably during 2009 and the market is currently weighted significantly in the Tenant’s favor. Some of the largest employers on Long Island are, North Shore LIJ Health System, Arrow Electronics and CA (formerly Computer Associates).

Both of the Long Island Office principals are SIOR designees. Managing Principal Richard Caputi, SIOR founded Whitman Realty Group in 1990. Ralph Benzakein, SIOR, LEED AP joined the company later as a partner. Whitman Realty Group joined Cresa in January 2008.
