Your clarification on these two important positions supports my belief that to be an effective negotiator, one has to understand the goals and expectations of both parties. 
 
Having spent the first half of my career representing owners and investors; and, the second half of my career representing the interests of the end user, some might ask why do I still covet my IREM Certified Property Manager (CPM) designation and continue to pay dues all these years.

I have maintained my CPM designation for two reasons:  1.) for access to a greater understanding of the “current issues” facing the professionals within our industry and 2.) to provide the greatest level of knowledge and information necessary to secure sound, long term business terms and practices. 
 
It is my true belief that the “designated” advisory services professional offers far more to their clients’ best interests than the more common listing/buyer/dual agent brokerage individual.

On the transactional side, those real estate brokers who fail to commit or disclose their agency obligations cloud the understanding and expectations of those not familiar with our industry practices.
